Identify the exact plot

Ask to see its boundaries and compare its number, shape and stated dimensions with the available plan. Visible markers do not establish legal boundaries; record discrepancies for independent checking and consider a professional survey.

Follow the approach

Travel all the way to the plot and note the route, road condition and visible utilities. Compare the route with the plan and independently check documented access; a road you use on one visit does not establish access rights.

Observe the surroundings

Look at neighbouring land and separate what you see from claims about future development. Investigate any proposed infrastructure independently if it affects your decision.

Inspect water and drainage

Note standing water, damp areas, slopes and drainage concerns. One visit gives only a snapshot: a dry day does not guarantee that the site stays dry. Ask follow-up questions when conditions are unclear.

Compare the plan and verify before paying

Take the layout plan to the site and compare the plot and surrounding access. Independently verify ownership, applicable approvals, documented access and total cost. Check whether TGRERA requirements apply. Do not pay a token amount until outstanding questions are resolved.
