How to Verify if a Plot in Hyderabad Is HMDA or DTCP Approved
A practical guide to checking HMDA or DTCP plot approval documents against official planning records and the site.

1. Gather the documents
Request the layout approval or LP number, survey number, sanctioned layout plan, proceedings and drawings. Ask which authority issued the approval and identify the offered plot on the plan. A sales brochure is not a substitute for the sanctioned drawing.
2. Compare official records
Use the relevant official HMDA or DTCP records where available and compare approval, layout and survey details. A missing search result is not itself proof of non-approval; ask for clarification and qualified professional advice rather than making assumptions.
3. Check the plot against the layout
Compare the survey number and plot identifier across the documents. Check that the offered plot appears on the sanctioned plan. Record any differences between the seller’s drawing and the official information.
4. Review title separately
Review the Encumbrance Certificate and title documents with a qualified property professional. An EC is not a substitute for checking planning approval, and layout approval does not establish clear title.
5. Visit the site
Take the plan to the site and compare the plot, surrounding layout and access with what you are shown. A site visit is useful but does not itself establish approval. Resolve open questions before making a commitment.
Make an informed decision
Verify documents independently with relevant authorities and a qualified property professional. Confirm loan eligibility with your lender before committing.
