What are HMDA and DTCP?

HMDA is the Hyderabad Metropolitan Development Authority; DTCP is the Directorate of Town and Country Planning. Identify the authority named in the documents and verify the relevant layout through official sources.

What documents should I request?

Ask for the layout approval number, survey number, LP number, sanctioned layout plan, approved proceedings and drawing. Compare them together with official records; a brochure, sale deed or number alone is not enough.

What if the documents do not match?

Record the differences and ask the seller for clarification and complete supporting documents. If the scope of an approval or the plot identity remains unclear, consult a qualified property professional before proceeding.

How should I check RERA status?

Where applicable, request project RERA details and independently check the stated status through the relevant official source. Do not assume the same requirements or status apply to every plot.

Does approval confirm a loan or registration readiness?

No. Approval, title, registration readiness and financing are separate matters. Ask about the individual plot and confirm eligibility directly with your lender. Ask HydPlots what documents are available; do not assume a particular verification process.

Make an informed decision

Verify documents independently with relevant authorities and a qualified property professional. Confirm loan eligibility with your lender before committing.
