The document set to expect with a plot
A properly documented plot comes with a traceable paper trail. Ask for all of the following, and treat gaps or delays as information about the purchase:
- Parent deed and prior link documents tracing ownership
- The current sale deed or, for a new venture, the developer's title documents
- Encumbrance certificate covering recent years
- Property tax receipts up to date
- Layout approval reference and sanctioned layout plan
- Plot-specific particulars matching the sanctioned plan
- Identity and authority of the person selling the plot
How registration works
Registration is the legal act that makes the plot yours: the sale deed is executed and registered with the sub-registrar, with stamp duty paid as applicable. Until registration is complete, ownership has not passed — whatever has been paid or promised. Budget for stamp duty and registration charges on top of the agreed price, and register promptly after payment rather than letting the deed wait.

What verification should cover
Verification means checking that the documents are authentic, consistent and complete: that the ownership chain is unbroken, that the encumbrance record is clean for the relevant period, that the layout approval covers the specific plot, and that the seller is entitled to sell. It is plot-specific by nature — a verified document set for one plot proves nothing about its neighbour.
We never claim a plot is verified, registered or loan-eligible without examining the specific documents. Where binding legal confirmation is needed, use qualified legal review of the actual papers.
How our consultancy can help
We are a Hyderabad-focused real estate consultancy with six offices across the city — Patancheruvu, Balanagar, Shamshabad, Ghatkesar, Shamirpet and Gandi Maisamma. Owners submit plots and properties to this website, and we review every submission before it goes live.
What we do: share what is on record for each listing, help you shortlist by budget and goal, arrange site visits, and guide you on which documents to request and what to look for. What we do not do: guarantee appreciation, certify title, or promise approvals — for those, verify the specific documents and use qualified legal review.
FAQ
Frequently asked questions
Which documents matter most?
The ownership chain (parent and link deeds), the encumbrance certificate and the layout approval are the core set. Tax receipts and the sanctioned plan complete the picture for the specific plot.
How long does registration take?
Once documents and stamp duty are ready, the registration appointment itself is typically quick — the timeline is usually set by document preparation and loan processing, if any, beforehand.
Can you handle documentation for me?
Our consultancy assists with understanding and organising the documents a purchase needs. For legal examination and drafting, engage a qualified lawyer — we will tell you the same in person.
